This Privacy Policy explains how Jero Enterprises Inc., doing business as Moxie Management ("Moxie Management," "Moxie," "we," "us") collects, uses, and shares personal information when you visit https://www.moxieusc.com (the "Site"), contact us, tour or apply for one of our rentals near USC, or text or call us. It also explains the privacy rights California residents have and how to use them.

1. Information we collect

Information you give us

• Contact and tour forms: your name, email address, phone number, the type of home and the properties you're interested in, your school year (on the Oasis waitlist form), and anything you write in the message box.
• Calls, texts, and emails: your phone number, email address, and what you tell us. Texts and messages you send us are kept as business records.
• Rental applications and the tenant portal: these run on AppFolio (see Section 4). An application can ask for identity, contact, income, employment, rental-history, and payment details, plus consent to a background or credit check.

Information collected automatically

When you browse the Site, we and our providers use cookies, pixels, and similar tags to collect:

• device and browser details, IP address, and approximate location based on your IP address;
• pages you view, links you click, how you arrived (for example, the referring site and any campaign or UTM codes in the link), and when you submit a form;
• for visits from a Google ad, an ad-click identifier that lets Google Ads measure whether the ad led to a lead.

Information from others: consumer reporting agencies and screening providers (for applicants), references and past landlords you list, and co-applicants or roommates who include you in a group application.

2. How we use it

• To answer your questions, schedule tours, and send listing and availability information you ask for.
• To process rental applications, screen applicants, prepare leases, and manage tenancies, rent payments, and maintenance.
• To run, secure, and improve the Site, including preventing spam and fraud on our forms.
• To measure our website traffic and the results of our advertising, including Google Ads.
• To comply with law, including fair housing and record-keeping rules, and to protect our rights.

3. How we share it

• Service providers who help us run our business, such as AppFolio (website, listings, applications, tenant portal), our website platform, Google (analytics, ad measurement, maps, spam protection, and the spreadsheet tools that may store form submissions), AudioEye (accessibility tools), and our email and phone providers.
• Advertising partners: the Site uses Google Analytics and Google Ads tags. Information these tags collect, such as identifiers and browsing activity, goes to Google. Under California law, this may count as "sharing" for cross-context behavioral advertising. See Section 8 to opt out.
• Screening providers and consumer reporting agencies, for applicants.
• Property owners we manage homes for, as part of leasing and managing their properties.
• Legal and safety reasons: to comply with law or legal process, enforce our agreements, or protect people or property.
• Business transfers: in a merger, sale, or reorganization.

We do not sell personal information for money. We do not knowingly sell or share the personal information of anyone under 16.

4. Rental applications, AppFolio, and tenant screening

Listings, online applications, rent payments, and the tenant portal are provided through AppFolio. When you use those tools, AppFolio collects and processes your information under its own terms and privacy policy, along with this policy.

As part of an application, we may get consumer reports (such as credit, eviction, or criminal-history reports, as permitted by law) from consumer reporting agencies. Before we take adverse action based on a report, you will receive the notices that federal and California law require. Those notices include the name and contact information of the agency that supplied the report and your right to get a free copy and dispute errors.

5. Cookies and tracking

We use cookies and tags for site features, analytics, and ad measurement. Details and opt-out steps are in our Cookie Policy.

Do Not Track: Browsers' "Do Not Track" settings have no common standard, so we do not respond to them. We do honor Global Privacy Control (GPC) signals as described in Section 8.

6. Retention and security

We keep personal information only as long as we need it for the purposes above, or longer if the law requires it:

• inquiries and tour requests: for as long as needed to respond to your inquiry and for our legitimate business purposes;
• applications, leases, and tenant files: for the duration of the tenancy and as long as required by law and our record-keeping obligations;
• analytics data: under the settings of the analytics provider.

We use reasonable administrative, technical, and physical safeguards. No website or transmission is completely secure.

7. Children

The Site is meant for adults and college-age students. It is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

8. Your California privacy rights (CCPA/CPRA)

If you are a California resident, you have the right to:

• Know and access the categories and specific pieces of personal information we have collected, where it came from, why we use it, and who we disclose it to.
• Delete personal information we collected from you, subject to legal exceptions (for example, records we must keep for a lease or under law).
• Correct inaccurate personal information.
• Opt out of "sale" or "sharing" of personal information, including for cross-context behavioral advertising.
• Limit the use of sensitive personal information. We use sensitive information (such as Social Security numbers or financial details in a rental application) only for screening, leasing, and other purposes permitted by law. We do not use it to infer characteristics about you.
• Non-discrimination. We will not deny you housing or services, charge different prices, or treat you differently because you used these rights.

Categories of personal information collected in the last 12 months: identifiers (name, email, phone, IP address, online identifiers); personal records under Cal. Civ. Code § 1798.80 (for example, application and financial details); protected characteristics only where required by law or volunteered; internet and network activity; approximate geolocation; electronic information (texts and messages you send us, which we keep as business records); professional or employment information (applicants); and inferences limited to analytics. We collect these from you, your devices, and the sources in Section 1, for the purposes in Section 2. We disclose them to the recipients in Section 3. Identifiers and internet activity may be "shared" with Google for advertising.

How to submit a request

We will confirm receipt within 10 business days and respond within 45 days. We may extend that by another 45 days if we tell you why. To protect you, we will verify your identity by matching information we already have, such as your name, email, and phone number.

Authorized agents: An agent may submit a request for you with your signed permission. We may ask you to confirm your identity directly with us.

9. Your Privacy Choices / Do Not Sell or Share My Personal Information

You can opt out of the sharing of your personal information for cross-context behavioral advertising in any of these ways:

• Turn on Global Privacy Control (GPC) in a browser or extension that supports it. We treat a GPC signal as a valid opt-out request for that browser. When your browser sends a GPC signal, the Site turns off advertising cookies and ad personalization for that browser (in Google consent mode, ad_storage, ad_user_data, and ad_personalization are set to denied).
• Email info@moxieUSC.com or call 310.362.8105 and ask to opt out.
• Adjust your Google ad settings at https://adssettings.google.com and block cookies in your browser (see our Cookie Policy).

An opt-out applies to the browser or device you use. If you clear cookies or use another browser, you may need to opt out again.

10. California "Shine the Light"

California Civil Code § 1798.83 lets California residents ask once a year whether we disclosed personal information to third parties for their own direct marketing. We do not disclose personal information to third parties for their own direct marketing purposes. Questions: info@moxieUSC.com.

11. Text messages (SMS)

If you text us at 310-362-8105 (for example, using the TEXT US button), we will use your number to reply about your inquiry, tours, applications, or tenancy.

• Consent to receive texts is not a condition of renting or applying.
• Message frequency varies. Msg & data rates may apply.
• Reply STOP to opt out at any time, or HELP for help.
• We do not sell or share your mobile number or text-messaging opt-in with third parties for their marketing.
• Carriers are not liable for delayed or undelivered messages.

12. Third-party sites

The Site links to sites we don't control, including the AppFolio portal and Google reviews. Their own privacy policies apply.

13. Changes

We may update this policy from time to time. When we do, we will change the "Last updated" date above. If the changes are significant, we will give more notice where required.
